The homes that sell within 10 days sell at 102% over the asking price, and the homes that take over 60 days to sell at 95% of the asking price. 

That is a 7% difference net to you. 

One $1 Million sales price is a $70,000 difference. 

If you're a buyer, the new on-market home, competitively priced at $1 mil, will sell for $20K-$30K more than the asking price.

It is important to know this when you're considering buying.

Also, if a home has been on the market for 61 days or more then you may be able to buy that $1 mil home at $50,000 discount. That is 95% of the asking price.
