The median list price for San Diego houses is $1,400,000, and the median list price for condos is $699,500.
It is also interesting to note that the median price for new listings is $1,225,000 and $669,500, less than the existing median list price. So, what is coming on the market this week is priced less than what is already on the market.
This makes it more critical to price your home right from the beginning. Because if you can expect more lower-priced homes to come on the market, then your best chance of selling at the highest price is now.
It depends on your property type and neighborhood. 44% of houses have decreased prices, and 4% have increased. For condos, 33% have reduced their prices, and 1% have increased their prices.
The average market time for homes is 54 days, and for condos, it is 63 days. The median market time for both property types is 35 days. This means half the homes sell in under 35 days, and half sell in over 35 days.
