Sales Prices Mixed, and Sales Continue to Drop

The average sales price for single-family, re-sale homes fell 2.5% from May. It was up 0.6% year-over-year.
The median sales price for single-family, re-sale homes rose 2.1% from May. It was flat year-over-year.

Sales of single-family, re-sale homes in San Diego County were down 24% year-over-year. That's nineteen months in a row home sales have been lower than the year before. There were 1,397 homes sold last month. The average since January 2001 is 1,990.

There are 1,803 homes for sale. One thousand six hundred eighty-two homes are pending.
Days on Market, or how long it took from when a home was listed for sale to when it went into escrow, was twenty-eight last month. The average since January 2001 is fifty-seven days.

The SP/LP ratio was 101.2% last month
The median sales price for re-sale condos was up 3.2% year-over-year.
The average sales price for condos was up 2%, year-over-year.
Condo sales were down 21.3% compared to last June. There were 743 condos sold last month.
There are 746 condos for sale.
The sales price to list price ratio for condos was 101.3%.
